Does Divine Connections Partners lend money?
No. Divine Connections Partners is not a lender, mortgage broker, or loan originator and does not make, broker, or arrange loans or extend credit. We introduce investors to independent third-party capital providers, who make all credit decisions.
What is gap capital?
Gap capital is short-term money that covers the difference between what an investor has and what's needed to close, such as an entry fee or down payment on a subject-to or seller-finance deal, or closing costs. We can introduce you to independent providers who offer it.
What is EMD funding?
Earnest money deposit (EMD) funding is capital some independent providers offer to cover the deposit required when you go under contract. We can introduce you to providers; each sets its own requirements.
Who sets the requirements and makes the decision?
The independent capital provider does. Each provider sets its own requirements, collateral and paperwork and decides whether to move forward. Divine Connections Partners does not negotiate, approve or guarantee any financing.
Can you help with my primary residence?
No. Divine Connections Partners focuses exclusively on business-purpose real estate investment connections. We do not deal in conventional or consumer financing for owner-occupied homes.
What should I share about my deal?
Typically the property address, purchase contract, purchase price and estimated value, the type and amount of capital you are looking for, your planned exit (resale, refinance, assignment or hold) and your timeline. Use the “Tell us about your deal” form below to get started.
I'm a private capital provider. How do I connect?
Reach out through the contact form and select "Become a capital provider contact." We'll schedule a conversation about your goals and criteria. Nothing on this site is an offer of securities; any participation is subject to separate agreements.
